Speaking to our varied range of clients, one issue that seems to become an almost assumed problem on modern construction projects is the procurement of incoming utility services in a timely and cost effective manner.

Absolute Engineering have built up close working relationships over many years with the many national and local Gas, Water, Electricity and Telecomms utility providers. We utilise these close working relationships to deliver Utilities to site either on or ahead of programme schedule, frequently with cost savings both in the direct utility cost and also by reducing programme periods and lost revenue from trade.

We offer a Friendly, Professional Services focussed on a ‘can do’ attitude, which has seen complex projects brought to completion on time and on budget.

With a strong depth of understanding of the systems and trades involved in a modern construction project we implement strategies that ensure targets are met from the design stage to completion, handover and beyond.

Our team also benefits from professionals from the larger construction industry allowing insight into construction risks that may jeopardise delivery of M&E services, and how these risks are managed, controlled and minimized.

EPC, SBEM and SAP calculations

From April 2006, all new-build structures for commercial purposes, and some extensions, have required an SBEM calculation, in accordance with Part L Regulations.

A Simplified Building Energy Model (SBEM) calculation (compliance for Building Control for the purposes of BER/TER calculations) and an Energy Performance Certificate (EPC) is required for the following:

  • Any new build commercial property Part L2A (including modular buildings).
  • First Fit-Out of a new property.
  • Large extensions (large extensions are greater than 100sqm AND more than 25% of the total useful floor area of the building being extended). L2B covers refurbishments and smaller extensions.
  • Any existing building that is converted into a greater or lesser number of commercial units.
  • A commercial EPC must be in place prior to marketing a commercial property.
  • All Newly constructed commercial buildings are required to have an EPC – these EPC’s are valid for a period of 10 years.

A commercial EPC tells you how energy efficient the commercial property is on a scale of A-G, with A being the most efficient. The certificate also tells you, on a scale of A-G, about the impact the property has on the environment.

Recommendation reports are issued with commercial EPC’s to detail how a property’s energy efficiency may be improved, in addition to a potential rating if the recommendation work is carried out.

Drafting and BIM services

We provide a range of drafting services to clients from many sectors, including M&E Consultants, Main Contractors, End Users and Mechanical and Electrical Building Services Contractors.

We specialise in high quality drafting both 2d and 3d/BIM & REVIT utilising the latest high quality software available.

We have provided services to clients including full surveys and drafting projects producing accurate as installed information, as well as providing detailed co-ordinated service layouts on new build projects. These provide a clear template for service installations reducing labour and material waste on site and avoiding costly clashes.


The BREEAM (Building Research Establishment's Environmental Assessment Method) approach to the building process accurately assesses the environmental performance of commercial and industrial buildings.

We have extensive experience designing services to achieve BREEAM ratings in all public and health care buildings and the liaison with the other building professionals this entails.

The M&E systems have a significant impact on the amount of credits achieved under the "Energy" and "Health & Well Being" sections of the BREEAM code, which are important credits in any BREEAM rated building.

Value engineering

It is often advantageous to review building system designs to ensure the client and end users of a building are getting best value for money. This does not simply mean cutting costs and should take cognisance not only of capital expenditure but also that of the on-going operating costs of a building.

This process should incorporate the entire project team from contractor to client and we can liaise between all parties to ensure that while value may be improved, quality and programme are not sacrificed at the same time.

Design build consultation

In addition to our full M&E design service we also offer a design service specifically targeted at the Design Build Contractor, where they may already have an ‘unsized’ specification and brief.

We can assist in taking these projects on and fleshing them out to a complete, sized and co-ordinated system design to allow you to get on with the important job of the installation itself.

We can submit design calculations to the clients consultants where required and liaise with them to ensure that not only does the client get the building they hoped for, but that the contractor also has a smooth running, profitable project.
